Onni Group has acquired the historic Los Angeles Times building, and LOCI is part of the project team, along with AC Martin Architects out of L.A., to redevelop this city block in the heart of downtown, proposing two luxurious apartment towers while preserving the timeless Art Deco heritage building.

Trees provide shade in hot summer months, thereby reducing heat island effect while enhancing habitat for birds, insects and bees.

For this project, we've added highly absorbent and pre-grown sedum mats onto various rooftops, turning surfaces that are typically devoid of life into small little garden habitats.

01 // Inspiration + Public Realm
We believe the pedestrian experience at the street level should be grounded in an understanding of the site's historic Art Deco style, while embracing the revitalization of the LA's downtown core. This merging of old and new is reflected in the landscape approach to the overall site thematics, divided into 3 distinct precincts that will govern the details and materiality. We think this approach will contribute to the unique nature of the site and to celebrate this location’s heritage and use.

As the Design Team refines the design and hones in on final details, supply and unit prices soar, presenting new challenges to LOCI to help problem solve and value engineer while maintaining the initial design intent.
04 // Execution + Build
On-site resolution and construction feasibility gave LOCI invaluable feedback and lessons to apply to future projects. The construction and design teams worked together efficiently to execute many unique landscape details with a high level of quality.
