Seattle, WA // The Onni Group

Working closely with Perkins + Will Architects and Onni Group, this challenging multi-use project consists of (2) 18-storey office towers with retail and grocer opportunities at the ground level, a network of street level mid-block pedestrian paseos, and upper level communal patios and decks.  Additional site features considered were the integration of the refurbished historic Seattle Times building on site, the seamless transition of Onni’s neighbouring property and civi park to the south (currently under construction), and the significant grade change across the north-south axis (approximately 30 feet over a city block).  Our scope of work includes: on/off site streetscapes, building entries, plazas and the mid-block connectors; upper level office amenity decks, and rooftop amenity patios with an emphasis on stormwater management.

01 // Plan + Analysis

Our experience working in Seattle has taught us new and different processes when working through concepts, permitting and design guidelines with City Staff and Engineers.  It’s a very intensive and inclusive process which we believe ultimately benefits the design of both the building architecture and the public realm.

02 // Visualize

Collaboration within the design team has been a key factor in problem-solving, as well as communication of our design ideas to the Client, City staff, and the public.

03 // Next Steps

 

2021 is anticipated to be a busy year for this project, with final permitting and construction start-up to be underway by the end of the year.  Please stay tuned to this site for my updates.
